These terms govern your use of this website. By using the site you agree to them. They are not a purchase agreement; the binding terms of any villa purchase are set out in the separately notarised purchase contract.
Information accuracy
We make reasonable efforts to keep prices, floor plans, ROI projections and availability current. However, all information on this site is indicative only. Pricing, specifications and availability are confirmed in the purchase agreement, which prevails in case of any conflict.
ROI projections
Yield and payback figures shown are based on five years of operating data from our previous Bali villas. Past performance is not a guarantee of future results. The ROI calculator is a planning tool, not a guarantee. Independent professional advice is recommended before any investment decision.
Images and renderings
Photographs may be from our previously delivered estate in Cemagi. Architectural renderings are illustrative; final finishes may vary. Floor plans and site plans are signed off by our architect and form part of the purchase contract.
Foreign ownership
Purchase by foreign nationals is structured either as a 30-year leasehold direct to the buyer or as freehold via a PT PMA. Both routes are notarised. The eligibility, costs and tax consequences depend on your personal circumstances and home jurisdiction; we recommend independent legal and tax advice before signing.
Third-party links and embeds
This site embeds Google Maps, YouTube and links to WhatsApp and social media. Those services are subject to their own terms. We are not responsible for content or privacy practices of third parties.
Intellectual property
All trademarks, logos, photography, renderings and copy on this site belong to Kayon Villas or its licensors and may not be reproduced without written permission.
Governing law
These terms are governed by the laws of the Republic of Indonesia. Disputes will be resolved in the courts of Denpasar, Bali, unless the purchase contract specifies otherwise.
